
In last decade increasing application of ICT technologies for improving efficiency of buildings and tenants’ wellbeing can be noticed. Introduction of IoT, sensors, open APIs, open Building Management Systems (BMS) protocols and wide use of Building Information Modelling (BIM) allow us to pull and store all building related data in one place, apply AI and data science algorithms, and automatically communicate generated insights back to the building for its optimization. ⁃ Office space optimisation – depending on occupancy sensors (such as badge cards, wifi, beacons, cameras) and their accuracy we are able to profile floors, zones and teams occupancy behaviours, predict peaks and improve agile workplace standards.
⁃ HVAC optimisation – based on tenants’ occupancy patterns behaviour, past energy consumption and weather forecasts simulate (ML, reinforcement learning) we can develop various scenarios and adjust HVAC accordingly to adjust air temperature per each floor and zone individually.
⁃ Asset failure prediction – using sensor data we are able to predict (ML) early asset degradation and feed the information to facility management system (CMMS) and with use of BIM visualise and guide technicians to the asset.
⁃ Energy simulations– analysing asset energy conniption patters we can detect anomalies, predict energy demand and simulate impact of energy projects on energy efficiency. Additionally support architect, investors and developers in calculating energy efficiency prior construction.
